About the Role
The Operating Building Engineer ensures building systems function properly by performing maintenance, repairs, and inspections across HVAC, electrical, plumbing, and safety systems. This role supports property functionality, tenant comfort, and regulatory compliance through proactive service and emergency response.
Responsibilities
- Monitor and maintain HVAC systems including boilers, chillers, and air handling units
- Perform routine inspections of mechanical and electrical equipment
- Troubleshoot and repair plumbing systems as needed
- Respond to tenant service requests promptly and professionally
- Conduct preventive maintenance on building infrastructure
- Ensure fire safety systems are operational and up to code
- Maintain accurate maintenance logs and work orders
- Assist with energy efficiency initiatives and utility tracking
- Operate building automation systems for optimal performance
- Perform minor carpentry, painting, and drywall repairs
- Manage inventory of tools, parts, and supplies
- Coordinate with contractors for specialized repairs
- Follow safety protocols during all maintenance activities
- Inspect roofs, drainage, and exterior components regularly
- Support emergency preparedness and after-hours incidents
- Ensure compliance with local building codes and regulations
- Maintain generator systems and conduct regular testing
- Oversee elevator maintenance and coordinate service calls
- Inspect and maintain life safety equipment such as fire alarms and sprinklers
- Assist in budget planning for capital improvements
- Implement sustainability practices in building operations
- Document equipment performance and repair history
- Ensure proper ventilation and indoor air quality
- Perform seasonal system startups and shutdowns
- Assist with move-in and move-out procedures for tenants

On-site, full-time schedule with on-call responsibilities

Physical Demands
- Must be able to climb ladders, work on rooftops, and access mechanical rooms in various conditions
- Frequent bending, lifting, standing, and walking during shifts
