Responsibilities
- Conduct comprehensive inspections and repairs for plumbing, electrical, and HVAC systems across assigned buildings.
- Service and maintain heating, cooling, and air distribution equipment such as chillers, rooftop units, fan coils, VAVs, and pumps.
- Adjust and monitor mechanical and pneumatic controls, including thermostats, valves, gauges, and diffusers to ensure environmental comfort.
- Assess on-site conditions and perform required adjustments or corrective actions promptly.
- Support energy management initiatives through monitoring and optimization of system performance.
- Carry out carpentry, painting, and minor construction tasks including repairs to doors, ceilings, railings, and flooring.
- Fix and maintain plumbing fixtures such as toilets, urinals, sinks, and flush mechanisms.
- Execute preventive maintenance according to established standards, including filter changes, coil cleaning, condenser flushing, and lubrication of motors and bearings.
- Inspect and service critical electrical infrastructure, including emergency equipment, generator systems, and lighting components.
- Ensure emergency exit signage and lighting are functional and that access to emergency egress points remains unobstructed.
- Perform fire and life safety inspections in alignment with NFPA codes, local regulations, and management directives.
- Record and communicate work activities, findings, and follow-up needs to supervisory personnel.
- Respond quickly to emergencies such as fires, evacuations, equipment failures, and tenant concerns.
- Follow all applicable safety codes, regulatory requirements, and company policies to ensure safe work practices.
- Complete annual safety training programs as mandated by company policy.

- May serve as the sole maintenance technician on duty during specific shifts.
- May be required to work extended hours without relief during urgent or emergency situations, including overtime assignments.
- Shift work and on-call responsibilities may be necessary based on operational needs.
- Frequent travel between sites is required, often in varying weather conditions.
- Must be physically capable of stooping, standing, climbing, and lifting at least 50 pounds of equipment such as pumps, tools, and ladders.
- Regularly required to bend and reach when installing or relocating equipment.
- Work involves movement across departments, floors, and multiple properties.
- Must be able to communicate clearly and be understood by others.
- Must be able to read and comprehend written and oral information.
- Frequent use of vision to interpret printed documents, drawings, and technical schematics is required.
- Driving record checks may be conducted periodically when driving is part of the role.
