About the Role
The building engineer ensures the efficient operation of property systems by performing routine maintenance, troubleshooting issues, and completing repairs across HVAC, electrical, plumbing, and life safety systems.
Responsibilities
- Inspect and maintain heating, ventilation, and air conditioning units
- Perform routine checks on electrical systems and components
- Troubleshoot plumbing issues including leaks and drainage problems
- Conduct preventive maintenance on building equipment
- Respond to tenant service requests promptly
- Test and maintain fire alarm and life safety systems
- Keep accurate maintenance logs and work records
- Assist with energy efficiency initiatives
- Monitor building automation systems for performance issues
- Repair minor drywall, paint, and flooring damage
- Replace lighting fixtures and ballasts
- Maintain roof drainage and waterproofing systems
- Inspect elevators and coordinate with service contractors
- Manage inventory of spare parts and supplies
- Follow safety protocols during all maintenance tasks
- Support emergency response procedures during outages
- Ensure compliance with local building codes
- Assist with move-in and move-out property preparations
- Perform minor carpentry and locksmith tasks
- Coordinate with vendors for specialized repairs
- Inspect and maintain parking garages and exterior areas
- Operate and maintain backup power generators
- Conduct water treatment for cooling towers and boilers
- Monitor utility meters and usage trends
- Assist in implementing sustainability programs
